The Chemist Shop @ 30 East 40th street bet Madison and Park Avenues 212 684 5125 has a new owner. Svetlana the previous owner has sold the business. The new owners seem to be very willing to keep all their old customers very happy with lots of individual service. I much prefer these independent pharmacies to Duane Reade or CVS.
At 34 East 38th street there was a triplex in this small building that just was sold. We think it fetched over a million dollars eventhough it was only 2 bedrooms and 3 1/2 baths. It was on the market for $1,900,000.00. We will get back to you with the actual price it sold for!
38th Street continues to be full of garbage either put out at the wrong time or not picked up for some reason and not taken in once it was not picked up. At 32 East 38th the owner feels that the well just below the side walk is a place to store garbage till pick up.No bins ! Of course it is not stored in the front of the owner's door but in front of the tenants. This is technically their property so it is not ticketable by the saniatation department. I feel this is a loop hole that should be tweaked so New Yorkers do not have to live with garbage open in front of their buildings.
and at 30 East38th their bottles were not picked up so they will live on the sidewalk for a week. Does not seem that the Sanitation Dept is maximizing their income from giving out tickets.
and once again no one has swept their side walks so the street looks disgraceful. One side of the street has lots of small buildings that do not have supers and no clean up people.
Das war vielleicht immer lästig mit der Wohnungssuche früher... kann mich noch gut erinnern als ich damals vor ca. Sechs Jahren meine erste eigene Wohnung gesucht habe... Irgendwann gab es dann auf einmal unzählig viele solcher Portale meistens lokal auf eine bestimmte Region spezialisiert, da kann man schon mal den Überblick verlieren. Eine Google-Suche liefert meistens x-Millionen Treffer von denen die meisten einfach nur irrelevant sind.

Jetzt gibt es einen neuen Ansatz zur Immobiliensuche: Spezialisierte Suchmaschinen! Eine solche Suchmaschine durchsucht nur diejenigen Seiten, die wirklich relevant sind nach Anzeigen. Wie zum Beispiel mit
Besonders dann praktisch, wenn man in eine neue Stadt zieht und noch nicht genau weiß welche Immoblilienseiten die besten für die jeweilige Stadt haben.
We can all get a little touch of the blues this time of the year. The best thing to do is to try to fight it and chase the blues away with a happy day. Having a happy day is well within your reach even if you are feeling totally down in the dumps. Being happy is a choice and there are things you can do to make it happen. Just like when you feel a decrease in energy, the best thing to do is to get your body moving - the same thing is true with cultivating happiness. 1. Fight the Urge to Mope. Get committed. This is the first step. Do you want to be happy or do you want to wallow in bad feelings? When you're ready to be happy, just make the choice and go with it.
2. Smile. Smile at everyone you meet today. It's OK to fake it at first if you need to, but pretty soon it will be real and it will make you feel good. As you feel yourself becoming happy, remember not to fight it!
3. Laugh. Tell some jokes. Seek out jokes, funny people, and funny videos. Be silly. Crack yourself up. Just start laughing. That alone can make you laugh. 4. Yield to Others. Let others go first in line, on the road, and at any other opportunity you encounter during the day.
5. Count Your Blessings. Yeah, yeah, yeah. Heard it before, right? Well have you done it? It works. List 50 things for which you're grateful and without which your life would be worse. Go ahead. Try it!
6. Make Someone Else Happy. Who could you cheer up today? Who could you thank or compliment? Who could you send a quick handwritten note to? You can really have fun with this, so go ahead and do it!
7. Take an Action Step on a Goal. If there is a goal you've been dreaming about for a while, take the first or next step today. This will give you a feeling of control over your life and that will make you feel good. Just one step is all it takes and then plan the step you'll take tomorrow!
8. Exercise. Moving your body creates endorphins which make you feel good. Exercise will also make you breathe more deeply activating your lymph system which is the body's waste removal engine. Removing toxins through exercise will make you feel great!
9. Music. Get a good dose of your favorite music. Sing along! Dance! Play some air guitar. Heck, get in your car and sing at the top of your lungs! Silly, you say? That's the whole idea! Have some fun. Enjoy!
10. Treat Yourself. Pick a little something and treat yourself to it. Maybe some chocolate cake, a movie, or something else that will make you smile.

What would you like to learn about Wilmington NC and the real estate market here?
For some reason, my Google Reader blogroll (the blogs I "read") is now up to 79 subscriptions. I don't actually read them all, but if the headlines are interesting, I might read some. With that said, I am fascinated by the real estate "crisis" current sweeping the country. One of the blogs I some times review called highlighted a forecast for 2008 on by someone named Karl Denninger (I know NO idea who Karl is)
All I can say is holy shit! If you have a few minutes (it is a long-one), I recommend taking a read. I hope to god most Karl's "predictions" don't come true. Just reading it makes me want to stuff what little money I have under my mattress for the next few years. I am not smart enough to know what is reality or what is crap, but it does spur thought about the mess we got ourselves into - I call it the "economics of perception". When people start copying their neighbors, we are all fucked.

Some of the predictions for 2008......
The US will enter a recession, if it has not already done so. It will be consumer spending driven, with its genesis found in the Housing market.
Unemployment will increase significantly, rising to north of 5% by the middle of next year. This will of course cascade back into consumer default rates (mortgages, credit cards, auto loans, etc) and cause yet more layoffs. The “virtuous cycle” will turn vicious.
Housing will not turn in 2008. The total damage to prices will exceed a cumulative 15% from 2005-2008, and it will not be over.
The story in the housing space in ’08 will be the defaults on “prime” mortgages
The stupidity in the rest of the consumer lending space (rollovers in auto loans and 0% balance transfer hell for plastic, primarily) will come crashing down on these companies and bring a crushing wave of defaults
Recreational sectors (e.g. boats, RVs, etc) will get smashed.
Commercial Real Estate will collapse. The leverage in these deals has actually exceeded that in residential, if you can believe it.
If you are having trouble making payments on your Central Phoenix Real Estate and you are facing foreclosure be sure you don't get caught with a scam which would make an already bad situation worse. Freddie Mac (Federal Home Loan Mortgage Corporation, or FHLMC) recently released a short video explaining how work. This is what has to say:
...If you have fallen behind on your mortgage payments, this may seem like an attractive solution – but beware. A foreclosure rescue scheme often begins with a scam artist offering a promise to pay off your delinquent mortgage, allowing you to stay in the home as a renter with the option to purchase the home back when your financial situation improves.
But what really happens is a series of steps designed to cash out the equity in the home and disappear:
As part of the "rescue" the homeowner will be required to deed the property to a new borrower who is often "investing" in a rental property, but who is really part of the scam.
The proceeds of the sale pay off the delinquent loan and the new borrower removes all the equity in the house, never to be seen again.
The distressed homeowner is now merely a renter in a home they no longer own, unaware that the new borrower is not making payments.
When the new borrower defaults on the loan, the homeowner is evicted from the home – they have lost the house and all the equity in it.
Scam artists are very crafty and will often vary the scheme depending on the homeowner they are talking to, so be cautious. Some warning signs that a scam artist may be trying to set you up as a victim of a foreclosure rescue scheme include:
Being approached by a stranger with an unsolicited "rescue" offer.
Receiving an unsolicited call, mail or flyer about "foreclosure rescue" or saving your home.
Participating in a complicated deal that you don't fully understand.
Signing documents that have blanks or false statements. Regardless of what you are told, this is never okay.
Properly preparing your home for sale can make the difference between a quick sale at full price, and a home that sits unsold for months, even after several price reductions. The first order of business is to forget your emotional attachment to your home and look at it through the eyes of a potential buyer. Be impartial, and recognize the weaknesses of your home.
How does it stack up?
Remember, potential buyers are going to be viewing lots of other homes, and if yours doesn’t stand out, it will be much more difficult to sell. Buyers buy what they see. If what they see is dirty, messy, and worn looking, you don’t stand a chance.
It’s just like if you were going to sell your car. The first thing you would do is clean and “detail” the car inside and out. Your house is no different!!
With a mental picture of a model home in your mind, make an “attack list” of items to be completed on your home. It may be a short or long list, depending on the condition of your home, but keep in mind that all your efforts now will pay off big on closing day.
The objective is to make your home appear well maintained, spacious, organized and clean. Many factors such as how light it is, the colors, sounds and smell subtly effect the buyers impression of your home. Start by walking out to the middle of the street and take a good, focused look at the overall appearance of the exterior of your home. Good “curb appeal” will make the critical proper first impression. Remember, if a home is unattractive from the outside, buyers won’t bother to see the inside!
• This means well groomed, healthy looking lawn, trees, shrubs, and flower beds.
• Check your driveway and clean any oil stains with cleaning solutions, and move any old vehicles, trailers, or boats off the premises to a storage facility.
• Replace or repair any loose or missing roof shingles or tiles.
• If needed, replace or repaint the mailbox.
• Your front door is a focal point of potential buyers. Make sure it is scrubbed clean or completely refinished if necessary.
• Fix any broken windows or screens.
• Completely repainting the exterior of your home may be necessary if it is peeling or blistering, but often simply doing the trim, window sashes, shutters, and garage door is sufficient.
• Remove any political or other signs.
• Now do the same to the side and rear yards. Remove all debris, junk, and clutter. Clean and neatly arrange any lawn furniture, barbecues, etc.
Next move to the inside of your home. Begin with a complete, top to bottom, militarystyle scrubbing of every room, nook and cranny. Be especially diligent in the kitchen and bathrooms, which should pass the white glove test.
Clean houses sell!
Attack the garage and basement, if you have them. Now is the time to get rid of any old junk, and clean and organize everything else. If the interior hasn’t been painted in several years, you should probably go ahead and do it. A fresh coat of white or off-white paint will make the place look bigger and lighter, and give it a “new” smell. It doesn’t cost that much, and makes a big difference in buyer perception. If not, do a thorough job of touchup painting.
Have the carpet cleaned. If it is worn, replace it. This is a fairly big cost, but it makes a huge difference in how the home shows. You should more than make up for the expense with a faster sale at a higher price.
Install the highest intensity bulbs allowable in all the light fixtures. This will make the rooms appear larger, brighter, and more cheerful.
• Clean all windows and curtains/blinds.
• Clean out the closets to make them look bigger. Store out of season clothes elsewhere and neatly arrange what’s left.
• Too much clutter will make a home feel small and disorganized. Move out excess furniture, especially worn or outdated items, and take down pictures that hide the walls. Clean off the magnets from the refrigerator, and box up any other cluttercausing nick knacks.
• Clean all the heating/cooling system vents, and replace the filters.
• Fix or replace all of the little things that you have been meaning to get to. Make sure that everything is working properly (toilets, appliances, doorbell, etc.)
• If you have lived in your home for a while, by the time you finish with your attack list you will probably have truckloads of stuff to either sell, give away to charity, or take to the dump. Your motto should be: “If in doubt, move it out”!!
• Consider having a huge garage sale. Not only will you reduce the clutter in your home, but you can use the proceeds to pay for some of your touchups and repairs. Plus, movers charge by the pound, so you’ll save there too!
• Make sure that your cars are clean as well. It all adds to the impression that you are people that take good care of your things.
• If you smoke, DO NOT SMOKE IN THE HOUSE!! A smoky smelling house turns buyers off faster than nuclear waste, even buyers who smoke themselves!
• If you have smoked in the house much, you will probably need to paint the interior, and have the carpets, drapes, and furniture deep cleaned.
This brings us to pets. While household pets may be nice for everyday living, they are one of your worst enemies when it’s time to sell. If you have pets, you’ll have pet odors, whether you notice them or not. About 25% of prospective buyers will not consider a home with pets in it either because they have allergies, or simply think it is dirty. Plus, a dog barking, sniffing, and scratching hardly makes a potential buyer feel relaxed and comfortable. If at all possible, see if a neighbor, friend, or relative will take the animal until the home is sold. I know you may be quite attached to your pet and this may be a touchy subject, but it’s up to you if you want a sale for top dollar.
It can be a lot of work, but it will be worth it. Clean, organized, clutterfree homes are always the first to sell!
